Colombia Investors Visa
The Colombia Investors visa was both a temporary and a permanent Colombian residency visa. In 2024 the requirement to obtain a temporary migrant investors in Colombia is now 455 Million Pesos (or aproximately $117,000 USD). The investment must be in a property owned 100% by the foreigner applying for the visa. The investment must be a direct foreign investment. Please see legalizing a foreign investment in Colombia for more information. Please keep in mind that at the beginning of January in 2024 the exchange rate was aproximately 3,900 pesos per dollar. You may also invest in a business to get a business owners visa. This requirement is much lower for the business owner visa, at a minimum of exactly 130 Million pesos or approx 33,000 USD. Important things to remember: You can apply inside Colombia first time for the Colombia investor Visa. The duration of this visa is now for 1-3 years. This visa does not have work privileges. The instant permanent residency visas were all terminated in October of 2022. The new visa law went into effect on October 22, 2022. However, after 5 years with the property investors visa you can conver the Migrant visa into a permanent residency visa. The residency visa is also referred to as an RE visa.
Foreigners only need a passport to purchase real estate by Colombian Law. In Colombia it is very important to have an attorney help with legalizing the investment in Colombia and doing the title investigation and registration so that you comply with the visa rules, as well as protecting your best interests.
